NSW Smoke Alarm Regulations

Under the Environmental Planning and Assessment Regulation (2000) and the Building Code of Australia, NSW homes must have smoke alarms:

  • On every level of the home, including the garage if it's attached
  • In every bedroom or sleeping area
  • In hallways associated with bedrooms
  • Hardwired with battery backup for new builds, renovations, and when selling/renting (best practice for all homes)
  • Interconnected so all alarms sound when any single alarm is triggered
  • Photoelectric type — ionisation alarms are no longer recommended by Fire & Rescue NSW as they're slower to detect smouldering fires

Types of Smoke Alarms We Install

We exclusively install photoelectric smoke alarms — the type recommended by Fire & Rescue NSW and all major fire authorities in Australia. Photoelectric alarms are more effective at detecting slow, smouldering fires (the most common type of fatal house fire) and are less prone to nuisance alarms from cooking or steam.

All alarms we install are hardwired to your home's electrical system with a sealed lithium battery backup that lasts the 10-year life of the alarm. This means they'll continue working during a power outage.

How often should smoke alarms be tested?
Test your smoke alarms monthly by pressing the test button. Replace batteries annually (or when the low-battery chirp sounds). Smoke alarms themselves should be replaced every 10 years — check the manufacturing date on the back of the unit.
Do I need hardwired smoke alarms in my existing home?
Hardwired alarms are mandatory for new builds and major renovations in NSW. For existing homes, battery-only alarms are still legal but hardwired interconnected systems are strongly recommended — especially if you're selling or renting.
How many smoke alarms do I need?
At minimum: one on each level, one in each bedroom, and one in hallways associated with bedrooms. A typical 3-bedroom single-storey home needs 4-5 alarms. We'll assess your home and recommend the correct number and placement.
What's the difference between photoelectric and ionisation alarms?
Photoelectric alarms use a light sensor to detect smoke particles — they're best for smouldering fires. Ionisation alarms use a radioactive element to detect fast-flaming fires but are prone to false alarms and slower on smouldering fires. Australian fire authorities recommend photoelectric only.
How much does smoke alarm installation cost?
Supply and install for hardwired interconnected alarms typically costs $150–$250 per alarm, depending on accessibility and cable routing. A full home installation (4-5 alarms) usually falls in the $600–$1,200 range.
